If you have ever worried about paying taxes on a real estate investment, read his encouraging report. You can also ask questions of our Board Members, if you need more information on their posts. Beaufort a Top Pick
Callawassie is ideally located—near Hilton Head Island–yet a world apart from its crowds, noise and traffic. Callawassie is also just 15 minutes away from the highly regarded town and area surrounding Beaufort, SC, which has been rapidly gaining recognition as a fine location in which to live and retire.
Recent accolades have named Beaufort one of ‘6 Terrific Towns on the Water’ (Money), a ‘Top 100 Art Town in America’ (book of same name), a ‘Top 20 Fishing Town’ (Field & Stream), 4th Best Place to Retire (FindtheRightHome.com) and No. 49 on the ‘Top 100 Best Small Towns’ (livability.com). Callawassie residents get to enjoy all of what makes Beaufort special, plus all the varied benefits of Callawassie Island itself. Send me more information about Callawassie Island!
Tom Fazio crafted 27 holes of drama and beauty.
Golf by Tom Fazio
The top amenities begin with the splendid 27-hole Callawassie Island golf course designed by Tom Fazio. The noted designer took particular advantage of a lush natural environment to create intriguing visual drama as well as excellent playability. With a $4 million renovation recently completed, the three distinct nines play like new.
Every community needs a center, and at Callawassie Island, it’s the gracious clubhouse. Encompassing 26,000 square feet of Lowcountry style, it offers a fine blend of casual and formal dining areas. Members and guests enjoy the Grill Room Bar for a drink after a round of golf as much as the Dogwood Room for a gourmet dinner.
The clubhouse complex includes a pool overlooking the marsh, with the golf practice area, pro shop, tennis center and fitness center nearby. Final touches are bocce and croquet courts and a horseshoe pit. Send me more information about Callawassie Island!
Lounge by the River Club pool with the river drifting by.
The River Club
Overlooking the beautiful Colleton River, the Callawassie Island River Club provides a casual gathering place for friends and neighbors. Noteworthy features are the library and fireplace inside, and the family swimming pool, sundeck and fire pit area outside.
The River Club docks offer community boat tie-ups and slips, as well as deep-water access to the Colleton River and Port Royal Sound. The Sugar Mill Ruins dock and the Paddler’s Point dock offer easy creek access to residents with smaller boats or kayaks.
The Island Club reflects the Lowcountry lifestyle and design.
The island’s surrounding tidal rivers, creeks, and freshwater ponds are home to great inshore fishing. Residents catch shrimp and crab right off the community docks. All the amenities are not only warmly appreciated by residents, but also by the various generations of family that come to visit and enjoy them as well. Why You Should Consider Deferring Taxes (with a 1031 Exchange)

The Basics
If you own investment real estate—that means a rental condo or home, apartment building, a commercial building, raw or vacant land or otherwise—you do not have to pay taxes when you sell the property. Uncle Sam has had section 1031 of the Internal Revenue Code in place since 1921. Also known as a 1031 exchange, this provision allows a seller of property held for investment or business purposes to “replace” their “relinquished” property in a “like-kind” exchange. Read more….
